"I became a net branch for Hometown Lenders in August, 2008. I had previous experience as a Branch Manager for (name removed) Mortgage and was currently a (name removed) Mortgage Funding net branch when I made the move to Hometown. A major reason I made the decision to become a Hometown branch was your response to my inquiry. You offered to fly to Florida and meet with me and discuss Hometown’s program and how that program might fit my needs. This is in contrast to other companies I had investigated. One of them is headquartered within 100 miles of my location and they did not want me to go to their office or to meet with me. That was more telling than any program they offered."

"On the surface Hometown’s program may seem more expensive than some others. The “flat-fee” companies appear to let the branch keep more of the income. With Hometown’s program I pay 10% of the yield/orig and $500. On a $100,000 conforming loan where I make 1.5 points it costs me $650 compared to $495 with the flat-fee companies. So the question would be what do I get for $150? I have the latest version of Point free for all of my LO’s, I get excellent tech support, I get product knowledge support about where to send a file, and I get a wide range of companies that are constantly updated with products I need."

"In truth, with the flat-fee companies you get what you pay for. In most cases there is no support, no compliance help and “nickel and dime” charges for everything. When I was a (name removed) branch I was hit with a $50/month/employee accounting fee, whether or not the employee had any income. I was hit with a $45/month/employee software fee. It is important to note that both of these fees were added unilaterally by the home office after we had a signed contract specifying the fees. I had no say in what fees they could decide to add."
